No caso de um <span style=\"text-decoration: underline;\"><a href=\"https:\/\/www.imovel.pt\/news\/imobiliario\/credito-habitacao-tudo-que-tens-que-saber\">cr\u00e9dito habita\u00e7\u00e3o<\/a><\/span> taxa fixa, a taxa de juro e a presta\u00e7\u00e3o a pagar pelo cliente ao banco, n\u00e3o tem em considera\u00e7\u00e3o o indexante e por essa raz\u00e3o, nunca ir\u00e1 ser alterada, mesmo que as taxas de juro de mercado des\u00e7am ou subam.<\/p>\n<p>Parece bastante conveniente, no entanto, existe uma contrapartida. A presta\u00e7\u00e3o de um empr\u00e9stimo com taxa fixa, \u00e9, normalmente, mais elevada &#8211; comparativamente com a presta\u00e7\u00e3o da taxa vari\u00e1vel &#8211; pela seguran\u00e7a que o banco proporciona ao cliente, que n\u00e3o ver\u00e1 a sua presta\u00e7\u00e3o alterar-se. Mas repara que, da mesma forma que a tua presta\u00e7\u00e3o n\u00e3o se alterar\u00e1 se a EURIBOR subir, esta tamb\u00e9m se manter\u00e1 igual se a EURIBOR descer.<\/p>\n<p>&nbsp;<\/p>\n<h2>Taxa Vari\u00e1vel Cr\u00e9dito Habita\u00e7\u00e3o<\/h2>\n<p>Nos cr\u00e9ditos \u00e0 habita\u00e7\u00e3o com taxa de juro vari\u00e1vel, acontece o oposto \u00e0 taxa de juro fixa. Neste caso, a taxa de juro aplicada ao empr\u00e9stimo resulta da soma do indexante (a EURIBOR) com o Spread, que \u00e9 a margem de lucro dos bancos.<\/p>\n<p>A EURIBOR tem como base os juros que se praticam entre os bancos da zona Euro, em determinados prazos. No que respeita aos <span style=\"text-decoration: underline;\"><a href=\"https:\/\/www.imovel.pt\/news\/imobiliario\/credito-habitacao-tudo-que-tens-que-saber\">cr\u00e9ditos \u00e0 habita\u00e7\u00e3o<\/a><\/span>, os prazos mais comuns s\u00e3o a EURIBOR a tr\u00eas, seis ou doze meses. Quer isto dizer que <strong>a taxa de juro do empr\u00e9stimo vai ser revista no final deste per\u00edodo<\/strong> (conforme aquele que ficar definido no contrato, sendo que poder\u00e1 ser o cliente a escolher). Assim, <strong>se a EURIBOR tiver subido, a presta\u00e7\u00e3o do empr\u00e9stimo ir\u00e1 subir tamb\u00e9m, mas se esta apresentar uma descida, a presta\u00e7\u00e3o mensal ir\u00e1 diminuir<\/strong>, refletindo-se as varia\u00e7\u00f5es do indexante. E assim acontecer\u00e1 at\u00e9 ao final do contrato de empr\u00e9stimo.<\/p>\n<p>O Spread \u00e9 livremente definido pela institui\u00e7\u00e3o banc\u00e1ria para cada contrato de cr\u00e9dito. Esta taxa representa a margem de lucro do banco sendo calculado com base no risco que a concess\u00e3o do cr\u00e9dito representa para a institui\u00e7\u00e3o. Nesta determina\u00e7\u00e3o do Spread a aplicar s\u00e3o ponderados o risco e as garantias do empr\u00e9stimo. Algumas entidades banc\u00e1rias concedem uma redu\u00e7\u00e3o do Spread se o cliente adquirir produtos ou servi\u00e7os financeiros dessa institui\u00e7\u00e3o.<\/p>\n<p>&nbsp;<\/p>\n<h2>Taxa Fixa VS Taxa Vari\u00e1vel: Vantagens e Desvantagens<\/h2>\n<p>A op\u00e7\u00e3o por uma destas taxas <strong>vai depender essencialmente da estabilidade econ\u00f3mico-financeiro do cliente e respetiva fam\u00edlia e das perspetivas futuras<\/strong>. Se por um lado a taxa fixa promete estabilidade na presta\u00e7\u00e3o mensal, evitando imprevistos no or\u00e7amento familiar, por outro, \u00e9, \u00e0 partida, uma taxa mais elevada. Em contrapartida, a taxa vari\u00e1vel, apesar de mais baixa, pode fazer subir a presta\u00e7\u00e3o, mas, n\u00e3o esquecer, tamb\u00e9m pode fazer descer a presta\u00e7\u00e3o. Quando, porventura, se realizam empr\u00e9stimos com taxa de juro fixa, esta aplica-se, normalmente, durante apenas alguns anos (trata-se, neste caso, da taxa de juro mista, que falaremos j\u00e1 de seguida).<\/p>\n<p>N\u00e3o se trata apenas de decidir entre taxa fixa ou vari\u00e1vel, mas sim, de uma <strong>an\u00e1lise financeira criteriosa, onde se analisam e comparam propostas, avaliam condi\u00e7\u00f5es e se considera a estabilidade financeira da fam\u00edlia<\/strong>. A taxa mista permite optar por uma destas taxas \u2013 taxa fixa ou vari\u00e1vel \u2013 para diferentes fases do contrato. <strong>Esta op\u00e7\u00e3o poder\u00e1 ser vantajosa quando existe previs\u00e3o do indexante subir.<\/strong> Por exemplo, nos primeiros anos do contrato podes optar pela taxa vari\u00e1vel \u2013 tendo em considera\u00e7\u00e3o que a EURIBOR tem apresentado m\u00ednimos hist\u00f3ricos \u2013 e no restante per\u00edodo, pela taxa de juro fixa.<\/p>\n<p>&nbsp;<\/p>\n<h2>Conclus\u00f5es<\/h2>\n<p>N\u00e3o s\u00f3 a situa\u00e7\u00e3o econ\u00f3mico-financeira familiar, como tamb\u00e9m o tipo de emprego do titular do contrato de cr\u00e9dito, o financiamento necess\u00e1rio ou o tempo que pretendes permanecer no im\u00f3vel, s\u00e3o fatores que devem merecer aten\u00e7\u00e3o devido ao impacto que podem causar.<\/p>\n<p>Apesar da grande maioria dos <span style=\"text-decoration: underline;\"><a href=\"https:\/\/www.imovel.pt\/news\/imobiliario\/credito-habitacao-tudo-que-tens-que-saber\">cr\u00e9ditos \u00e0 habita\u00e7\u00e3o<\/a><\/span> concedidos em Portugal considerarem a taxa de juro vari\u00e1vel, algumas institui\u00e7\u00f5es banc\u00e1rias apresentam propostas com taxa fixa bastante atrativas. A taxa vari\u00e1vel parece, \u00e0 primeira vista, mais atrativa, mas n\u00e3o podemos esquecer a possibilidade de o indexante arruinar o nosso or\u00e7amento.<\/p>\n<p>Desta forma, ressalvamos a import\u00e2ncia de <strong>comparar<\/strong> diferentes ofertas de diferentes bancos e negociar as propostas e respetivas condi\u00e7\u00f5es com os bancos.<\/p>\n<p>S\u00f3 com esta avalia\u00e7\u00e3o rigorosa e criteriosa poder\u00e1s ficar descansado quanto \u00e0 decis\u00e3o tomada.<\/p>\n<p>&nbsp;<\/p>\n<h2>N\u00e3o Esquecer!<\/h2>\n<p>A an\u00e1lise ao Spread e \u00e0 EURIBOR vai permitir-te perceber qual o juro que ir\u00e1s efetivamente pagar, no entanto, deves dar igual aten\u00e7\u00e3o \u00e0 TAN e TAEG. A TAN \u2013 Taxa Anual Nominal, resulta da soma do Spread com a EURIBOR (para o caso da taxa vari\u00e1vel).
